Your monthly rent includes: your wonderful home, on-site maintenance, on-site management, and full access to all community amenities such as the pool and fitness center. 

Monthly fees that are not included in your rent are:

  • Water & Sewer: billed based on individual usage (each home is sub-metered)
  • Valet Trash: which is $25 per month
  • Pet Rent (if applicable): $20 per pet, per month 

Move-in fees include:

  • Application Fee: $70 per occupant over the age of 18
  • Adminstrative Fees: $175 
  • Refundable Security Deposit: $200 - $500 (based on approval) 
  • Pet Fee (if applicable): $350 non-refundable for the 1st pet and $150 non-refundable for the second pet

Please bring a government-issued photo ID such a valid driver's license, passport, or state ID.

Yes. We offer live virtual tours for out-of-state renters or anyone unable to visit in person. One of our team members will walk you through the home and answer all your questions.

Most applicants are processed within 24 hours. Some may take 2–3 business days depending on rental history and employment verification. 

Yes. All applicants undergo a background and credit check. 

Your total/net household income must be at least 3 times the monthly rent. You can check the pricing on our floor plan page and multiply by 3 to verify. 

Yes. We offer short-term lease options with a minimum term of 3 months.

No, we do not accept housing vouchers.
